General Contractor
Under this traditional delivery system of design/bid/build, the owner employs the architect and takes competitive bids, then awards the contract to the lowest qualified bidder. While this method does not allow the contractor to participate during design development, it is still the favorite of many owners.

Construction Management
As construction manager, we assume all management responsibilities and risk for the total project, delivering to the owner a “turnkey” project at the end of the construction process. If the CM delivery method is used, the contractor works as an “agent” of the owner, and the risk remains with the owner. With the “CM-at-risk” delivery method, the contractor is “at risk” for any cost overruns above the guaranteed maximum price, which is provided at the completion of the design development phase. Under both of these construction management delivery systems, the owner contracts directly with the Architect.
Design Build
This project delivery system makes the contractor (design builder) the single source of responsibility to the owner for all design and construction services. It puts the contractor, designers, and the owner together in a team setting, where project planning, programming, budgeting, value-engineering, and scheduling are accomplished in the early stages of the project. This method, often referred to as fast track construction allows work to commence before the construction drawings are 100% complete.
Cost Plus Contracts
SFCS has completed many cost plus high priority projects. Often times individual projects are more suited to this type of project delivery method over other more conventional contract methods. A project such as various types of remodeling projects, Insurance and fire repair and other emergency projects that face a lot of unknown conditions such as site conditions, concealed conditions and other unknown issues may be a candidate for a cost plus contract. Projects with these conditions makes providing accurate contract drawings and estimates unrealistic. Cost plus contracts are easy. Build this project for cost plus this fee! Work can start almost immediately without waiting to develop 100% design drawings. When unknown conditions are encountered designers can make quick decisions without having to negotiate change orders. Work continues without disruptions and lost time which cost owners money! Cost plus contracts are easy for owners and designers to manage in allowing the focus of all efforts to be targeted on completing the work as quickly as possible with quality workmanship. Cost plus contracts free up designers and contractors to perform at their best in order to meet an owner's specific project needs. The amount of fee charged for a project can either be a percentage of the cost of the overall project or a negotiated fixed fee plus cost.

Project and Preconstruction Services

Post construction Services
SFCS understands the importance of the Post-Construction phase to facility and building managers that must maintain buildings long after contractors have gone. Our goal is to deliver the Owner a problem-free building that will provide years of useful service. We perform post-construction services as a part of one of the many project delivery systems or as a separate service to building owners that wish to engage SFCS for a specific service to meet their needs. SFCS provides the following post-construction services:
  • Punch list preparation and management
  • Assemble and review warranty information
  • Assemble and review operation and maintenance manuals
  • Review, assemble and check final As-Built drawings
  • Supervise and review startup and testing
  • Assist Owner with warranty claims
  • Coordinate manufacturer on-site training with facility staff
  • Final inspection near end of warranty period
  • Project Closeout with building departments
 
 
Emergency Services- Disaster Relief
SFCS is an experienced emergency response contractor. We understand that when disaster strikes a quick response is necessary to protect your valuable assets. We have the necessary manpower, tools and equipment to respond to any emergency repair situation. We swing into action the moment you make the call. Our highly responsive, skilled team acts to make repairs quickly and efficiently and your property is protected and secured during all phases of repair.

SFCS has worked with most major insurance companies and uses standard pricing models. We will write a detailed and accurate estimate to make sure that you get a fair and equitable settlement.
